Waxhaw prices dipped, but buyers still showed up
Prices pulled back. Buyers did not. That is the short version of what the Real Estate Data Aggregator counted in Waxhaw for the three months ending July 31, 2026.
The Real Estate Data Aggregator put the median sale price at $727,500. That is down 6.7% from the same three months in 2025. A dip, yes. Not a collapse.
Here is the part worth sitting with. The Federal Housing Finance Agency reported U.S. prices rose 2.6% from July 2025 to July 2026. Waxhaw went the other direction. So this is a local story, not a national one.
Demand held up anyway
The Real Estate Data Aggregator counted 336 homes sold, up 7.7% from a year before. More deals closed even as the price softened. Pending sales rose too, up 2.1%. Buyers were still writing offers.
Months of supply came in at 3.6, down 0.3 months from a year ago. More homes selling faster than they are piling up. That is not a buyer's market running wild.
How long and how close to asking
The median home sat on the market 49 days, according to the Real Estate Data Aggregator. That is 5 days longer than the same period in 2025. Not quick, but not stale either.
I know what 49 days feels like from the seller's side. It is the slow week that turns into two, and you start wondering if something is wrong. Sometimes nothing is wrong. Sometimes the price needs one honest conversation.
The Real Estate Data Aggregator shows sellers got 98.7% of their list price on average. That slipped 0.4 points from a year ago. Small, but it tells you buyers have a little more room to negotiate than they did.
Still, nearly 22 in 100 homes sold above list price. That share actually rose 1.5 points from a year before. Price right, and competition still shows up.
The national backdrop
Nationally, Realtor.com reported price cuts hit 20.8% of listings in September, the highest since October 2022. Mortgage rates topped 7% for the first time since January 2025, Realtor.com also noted.
Think of it like a thermostat set too high. Rates push the cost of buying up, so buyers push back on price. Waxhaw is not immune to that. The 6.7% price dip here rhymes with what is happening in many markets.
The Federal Housing Finance Agency also noted U.S. prices rose 0.3% month over month in July on a seasonally adjusted basis. So nationally, prices are still inching up. Waxhaw moved differently.
New listings and what is still available
The Real Estate Data Aggregator counted 420 new listings, down 1.9% from a year before. Fewer sellers came to market. Yet 396 homes were still available. Supply held nearly flat, up just 0.5%.
About 37.5% of homes went under contract within two weeks of listing, the Real Estate Data Aggregator found. That share slipped 2.6 points from a year ago. So the fastest-moving slice of the market cooled a little.
