Waxhaw is still moving, just not as fast as some buyers expect

These numbers cover the three months ending July 31, 2026. Read them that way, not as today's prices.

CNBC reported the average 30-year fixed mortgage rate hit 7.22%. That is the weight every Waxhaw buyer is carrying right now. It slows decisions. It does not stop them.

The Real Estate Data Aggregator counted a median of 49 days on market in ZIP 28173 for the three months ending July 31, 2026. That is 5 days longer than the same period a year before. Five days is not a collapse. It is a breath.

I know what it feels like to watch a number move the wrong way and wonder if the whole thing is turning. It is not. More on that in a second.

The market has two speeds at once

Think of it like a thermostat with two settings running at the same time. One side says slow down. The other says hurry up.

The Real Estate Data Aggregator counted 336 homes sold in 28173 in those three months. That is up 7.7% from the same stretch in 2025. More homes sold, not fewer.

And 37.5% of listings went under contract within two weeks, according to the Real Estate Data Aggregator. Nearly 4 in 10 homes did not sit. They were gone before most people finished their weekend errands.

Prices dipped a little. Sellers still got close to asking.

The Real Estate Data Aggregator put the median sale price in 28173 at $727,500 for the three months ending July 31, 2026. That is down 6.7% from a year before. A dip worth knowing, not worth panicking over.

At the same time, the average sale came in at 98.7% of list price, per the Real Estate Data Aggregator. Down just 0.4 points from a year ago. Sellers are not giving homes away.

That last number is worth a pause. The Real Estate Data Aggregator shows 21.7% of homes sold above list price. Up 1.5 points from a year before. In a slower market, that share usually falls. Here it rose.

Supply is not flooding the market

The Real Estate Data Aggregator measured 3.6 months of supply in 28173 for the three months ending July 31, 2026. That is actually down 0.3 months from a year before.

New listings came in at 420, down 1.9% from the same period in 2025, per the Real Estate Data Aggregator. Fewer new homes hitting the market keeps the balance from tipping too far toward buyers.

The national rate is doing real work here

CNBC reported that mortgage demand from homebuyers dropped 19% from a year ago. That is a national number, not a Waxhaw number. But it explains why some buyers are moving slowly.

The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Prices are still moving up nationally, even if Waxhaw's median dipped.

Realtor.com reported that 20.4% of listings nationally saw a price cut in August 2026. Waxhaw's 6.7% price dip fits that wider pattern. This is not a local problem. It is a national reset.
