Higher rates are slowing the pace in Lancaster, not stopping it

These numbers cover the three months ending July 31, 2026, for ZIP 29720 in Lancaster.

CNBC reported the average 30-year fixed mortgage rate at 7.22% as of September 16, 2026. That is the number sitting behind everything else here. It slows buyers down. It does not stop them.

The Real Estate Data Aggregator counted 261 homes sold in ZIP 29720 during those three months. That is up 7.4% from the same period a year before. Nationally, CNBC reported mortgage applications to purchase a home dropped 19% year over year. Lancaster did not drop. It grew.

The first two weeks still decide a lot

Here is what I call the internal thermostat of a listing. Every home has a temperature when it first hits the market. The first two weeks either hold that heat or let it bleed out. Even now, with rates at 7.22%, that window still runs hot in Lancaster.

The Real Estate Data Aggregator found that 27.4% of Lancaster homes went under contract within two weeks of listing. That is nearly 3 in 10. The share slipped 0.5 points from a year ago. Small dip, but the point stands: price it right and the first two weeks can still close the deal.

For buyers, the extra six days of median market time is real breathing room on some homes. Not every home, though. The ones priced well are still moving fast.

Sellers are still getting close to asking

The Real Estate Data Aggregator put the average sale-to-list price ratio at 98.6% in ZIP 29720. That is up 0.3 points from a year ago. Sellers are not giving homes away. And 18% of homes sold above list price, up 1.5 points from last year.

More homes are out there, which helps buyers

The Real Estate Data Aggregator counted 358 homes for sale in ZIP 29720 during those three months. That is up 11.2% from a year ago. New listings came in at 321, up 3.9%. Nationally, Realtor.com reported median list prices fell 1.3% year over year in August 2026. Lancaster's median sale price went the other direction, up 6.6%.

The Federal Housing Finance Agency reported U.S. home prices rose 2.1% year over year between second quarter 2025 and second quarter 2026. Lancaster's 6.6% gain ran well ahead of that national figure.

In short
  1. Rates are high.
  2. Homes are taking a little longer.
  3. But in Lancaster's ZIP 29720, prices are up 6.6%, sales are up 7.4%, and nearly 3 in 10 homes still sell within two weeks.
  4. The market slowed.
  5. It did not stall.
