Ballantyne has more choices now, but not a flood

The one fact that changes what you should do: the Real Estate Data Aggregator counted 334 homes for sale in Ballantyne, up 40.3% from a year before. More choices exist. Less pressure to rush. That is real.
But 40% more does not mean a glut. At 3.1 months of supply, per the Real Estate Data Aggregator, Ballantyne is still well short of the six months that signals a buyer's market. Think of it like a thermostat that moved a few degrees. The room is a little cooler. It is not cold.
Prices held. Speed slowed a little.
The Real Estate Data Aggregator put the median sale price at $662,500. That is up 0.4% from the same three months in 2025. Small gain, but a gain. Prices did not give back ground.
Homes took a median of 40 days to sell, 5 days longer than a year before. Not every home sold fast. That is honest. But the Real Estate Data Aggregator also found that 332 homes closed, up 13.7% from a year ago. Buyers are still showing up.

Fewer bidding wars, but deals are still closing
Nearly 1 in 4 Ballantyne homes, 24.7%, sold above list price, per the Real Estate Data Aggregator. That is down 8.5 points from a year before. I know that feels like a shift. It is. Buyers have a little more room to breathe.
The share of homes going under contract within two weeks fell to 48.8%, down 12.5 points, per the Real Estate Data Aggregator. Still, nearly half of listings found a buyer that fast. That is not a slow market. It is a more normal one.
What the national picture adds
Nationally, Realtor.com reported active listings reached 1.16 million homes. That backdrop is part of why Ballantyne's own inventory climbed.
Realtor.com also reported that mortgage rates topped 7% for the first time since January 2025. That is a real headwind for buyers everywhere, including here.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Ballantyne's 0.4% gain is smaller than that national figure, but it is still a gain.
Realtor.com found that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Ballantyne is not immune to that pressure, but 332 closings in one quarter says demand is real here.
What this means for you
If you are selling: you still have buyers. The Real Estate Data Aggregator counted 303 pending sales in the same period, up 5.6% from a year before. Price it cleanly and it moves.
If you are buying: 3.1 months of supply means you have more to look at than you did last year. You are not yet in a position to lowball. But you have a little more time to think.
