Charlotte is not one market this summer. It is at least two, sitting inside the same metro, subject to the same lenders, the same job base, the same summer calendar, and behaving nothing alike.

In one Charlotte market, a home that goes under contract today has typically been sitting for a median 80 days. In another Charlotte market, the wait is roughly half that: a median 45 days to pending. Same city, same twelve weeks ending August 23, 2026. Two very different clocks.

The gap does not stop at speed.

A year ago, the median sale price in the slower Charlotte market was $792,500. This period it stands at $975,000, up about 23% year over year. But fewer homes are closing there: sales fell about 6% compared with a year earlier, and supply sits at just over three months.

In the faster Charlotte market, it runs the other way. The median sale price is down about 3% year over year, yet homes sold there rose about 10%. Supply is a little tighter too, just under three months, which is part of why the wait is shorter. Less sitting inventory, more competition for what is available.

Normally a longer wait signals a cooling market and a shorter one signals urgency. Here, the slower market is the one gaining value, and the faster market is the one losing it. Price and pace are not moving together in this city right now. They are pulling in opposite directions, market by market, inside the same twelve weeks.

What that looks like on the ground: in the slower Charlotte market, a seller can list, sit through a longer stretch of showings, and still walk away with a price meaningfully above what a similar home fetched a year ago. Patience is being rewarded there, not punished. In the faster Charlotte market, homes are moving before a seller has much time to second-guess the number, but that number itself is softer than it was a year ago. Volume is up. Leverage on price is not.

If you are a buyer trying to decide which side of Charlotte to focus a search on, the faster market is where the numbers currently favor you. A shorter wait, more homes changing hands, and a price trend already running below where it stood a year ago. Someone unwilling to sit through an 80-day process, or unwilling to compete against a price line that has climbed 23% in a year, already has an answer sitting in the data.

The question worth tracking into the fall is whether the slower market's price strength holds as its sales volume keeps slipping, or whether a market that keeps losing sales eventually gives back the price gain it has been posting. Watch homes sold before you watch price. In this city, right now, that is the number moving first.
