Waxhaw prices slipped, but buyers are still showing up

These numbers cover the three months ending August 31, 2026. That matters. Read old numbers as today's and you will price wrong.

Here is the fact that changes what you should do. The Real Estate Data Aggregator counted 338 homes sold in ZIP 28173 in those three months. That is up 5.6% from the same stretch last year. Prices dipped, but buyers did not leave.

The Real Estate Data Aggregator put the median sale price at $720,000, down 4% from a year before. That is a real dip. I have seen sellers treat a number like that as a reason to wait. Waiting rarely moves the market back in your favor.

At the same time, Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is the kind of number that makes buyers hesitate. Yet Waxhaw sales still rose. That tells you something about demand here.

Buyers are still deciding fast on the right homes

Think of it like a thermostat. When rates climb, buyer energy drops. But the thermostat in Waxhaw has not swung as far as you might expect.

The Real Estate Data Aggregator found that 34.1% of homes went under contract within two weeks of listing. That is up 2.7 points from a year ago. Roughly 1 in 3 homes found a buyer fast. Not every home, but enough to matter.

Sellers are getting close to asking price, not over it

The Real Estate Data Aggregator measured the average sale price as 98.4% of list price. That is down just 0.3 points from a year ago. Sellers are not giving away the house, but buyers are not panicking and overbidding either.

Still, 17.5% of homes sold above list price, up 2.5 points from last year. That is nearly 1 in 5. Price a home well and competition can still show up.

More listings came to market, and supply stayed lean

The Real Estate Data Aggregator counted 354 new listings in those three months, up 10.6% from a year before. More sellers showed up. Yet the months of supply fell to 3.3, down 0.2 months. Buyers absorbed the extra inventory.

Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026. Waxhaw is not immune to that pressure. But 3.3 months of supply is still a relatively lean shelf.

Realtor.com also noted that price cuts hit 20.8% of listings in September, the highest since October 2022. That is a national number, not a Waxhaw number. But it is the water this market swims in.

In short

  3. Price the home right and they show up.
  4. Price it high and the 52 days gets longer.

One more thing: these are ZIP code numbers. One street can read very differently from 28173 as a whole. A cul-de-sac near a good school and a lot backing a highway are both in the same ZIP code. They are not the same market.
