Matthews prices slipped even as the U.S. kept rising

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. In Matthews, the Real Estate Data Aggregator counted the opposite. The median sale price in ZIP 28105 was $485,000 for the three months ending July 31, 2026, down 6.3% from the same months a year before. That gap is the whole story. Your neighbor two states over may have more leverage than you do right now.

I have watched sellers price to last year's market and sit. It is the real estate version of an internal thermostat stuck on summer when it is already October. The number in your head feels right. The market has moved on.

Homes are still selling close to list price. The Real Estate Data Aggregator put the average sale at 99.3% of list. That is not a collapse. But it is down 0.3 points from a year ago, and sellers are waiting 42 days, six days longer than before. Small shifts, but they compound when you price wrong from the start.

The Real Estate Data Aggregator counted 30.3% of Matthews homes selling above list in the three months ending July 31, 2026, down 7 points from the same period a year before.

Nearly 3 in 10 Matthews homes still sold above list price. That is real. But a year ago it was closer to 37%. Seven points is not a rounding error. It means the bidding-war math that worked in 2025 is harder to count on now.

Homes going under contract fast, but less often

The Real Estate Data Aggregator found that 44.7% of Matthews homes went under contract within two weeks of listing. That sounds healthy. It is down 14.3 points from a year before, which is the part worth sitting with. Buyers are still moving, just not as fast or as automatically.

The national picture, for context

The Federal Housing Finance Agency said U.S. prices rose 2.6% year over year through July 2026. Realtor.com reported that 20.8% of national listings took a price cut in September, the highest share since October 2022. Mortgage rates, according to both Realtor.com and Redfin, pushed above 7% for the first time since January 2025. Matthews is not alone in feeling pressure. But the local drop of 6.3% is steeper than the national trend.

Supply is still tight, and buyers are still here

The Real Estate Data Aggregator counted 153 homes for sale in Matthews during the three months ending July 31, 2026, down 8.4% from a year before. New listings also slipped, down 1.5% to 194. Less supply usually supports prices. The fact that prices fell anyway tells you something about where buyers are willing to land. They are present, and they are patient.
