Matthews homes are taking longer, but not every seller lost leverage
Here is the number that changes what you should do: the Real Estate Data Aggregator counted 47 median days on market in ZIP 28105 for the three months ending August 31, 2026. That is 11 days longer than the same stretch a year ago. More time on market sounds like bad news. It is not the whole story.
I have sat with a slow market myself. You start to wonder if you priced it wrong, if the phone will ring, if you should just cut the number. That feeling is real. But the data tells a calmer story.
Sellers held their price even as the market slowed
The Real Estate Data Aggregator shows the average sale-to-list ratio in 28105 was 99.1% for those three months. That is actually up 0.2 points from a year ago. Homes took longer to sell, and sellers still got nearly all of what they asked. Think of it like a thermostat: the room got cooler, but the heat stayed on.
The median sale price did dip. The Real Estate Data Aggregator put it at $485,500, down 2.8% from a year ago. That is a real drop. It is not a collapse. And 3.6 months of supply still leans toward sellers, not buyers.
Rates made this harder for everyone
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported the average contract rate on a 30-year fixed loan hit 7.49% as of October 7, 2026. That price at the top of a mortgage payment is what slows a buyer's hand. It explains a lot of the 11 extra days.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Matthews did not fall that far. The 99.1% sale-to-list ratio here says most local sellers held their ground.
Fewer homes sold, and fewer came to market
The Real Estate Data Aggregator counted 132 homes sold in 28105 for those three months, down 17% from a year ago. New listings fell too, down 13.9% to 161. Supply held steady at 153 homes for sale, unchanged from a year ago. Fewer buyers and fewer sellers moved at the same time. The market did not tip hard either way.
Quick contracts got rarer
The Real Estate Data Aggregator shows 42% of Matthews homes went under contract within two weeks of listing. That sounds decent. It is down 11.2 points from a year ago. Nearly 3 in 10 homes, 28.8%, sold above list price, down just 1.4 points. The fast end of the market cooled more than the price end did.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Matthews ran a little behind that pace, but it did not go the other direction by much.
