Lancaster prices are still rising, but not by accident

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. The Real Estate Data Aggregator counted homes in ZIP 29720 and found prices rose 6.6% over that same stretch. Lancaster outran the country by more than two to one. That is the number that changes what your home is worth today.

That 6.6% gain is not a promise about tomorrow. It is a record of what buyers actually paid. The Federal Housing Finance Agency put the national gain at 2.6%. Lancaster ran ahead of that. Not by a little.

More homes, more buyers, and prices still climbing

More supply usually cools prices. The Real Estate Data Aggregator counted 358 homes for sale in ZIP 29720, up 11.2% from a year before. New listings climbed 3.9% to 321. That is real supply coming onto the market. And yet the median price still rose. That tells you demand kept pace.

4.2 months of supply is a small number. It sounds balanced, and in some ways it is. But it also means there is not a flood of homes sitting unsold. Buyers are still finding things to buy, and sellers are still getting close to what they ask.

Homes are taking longer, but sellers are still getting paid

The Real Estate Data Aggregator put the median days on market at 66 days in ZIP 29720. That is 6 days longer than the same period a year before. I will not pretend that feels fast. It does not. But here is what matters more: sellers still got 98.6% of their list price on average. That number was up 0.3 points from a year before. Longer days did not mean lower prices.

Think of it like a thermostat. The market has not gone cold. It has just settled to a steadier temperature. Homes sit a little longer. Buyers take a breath. But when a deal closes, it closes near full price.

Nearly 3 in 10 homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share dipped 0.5 points from a year before. Small. And 18% of homes sold above list price, up 1.5 points. Not every home sold fast. But the ones priced right did not wait long.

What the national picture adds

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest since October 2022. Realtor.com also reported that mortgage rates topped 7% for the first time since January 2025. Those are real headwinds for buyers everywhere. Lancaster is not immune to that. But a 98.6% sale-to-list ratio here suggests sellers are pricing close enough to market that cuts are not the norm.
