Lancaster has more listings, but buyers are still showing up
These numbers cover the three months ending August 31, 2026. That is the period you are reading about.
Here is the thing that changes what a seller should do right now. The Real Estate Data Aggregator counted 382 homes for sale in ZIP 29720, up 20.1% from a year ago. More competition on the shelf. But pending sales hit 270, up 17.4% from the same period last year. Buyers did not disappear when the choices grew. They showed up.
That balance matters. A bigger shelf is only a problem if buyers stop shopping. They have not.
What prices and pace look like right now
The Real Estate Data Aggregator put the median sale price in ZIP 29720 at $382,500 for the three months ending August 31, 2026. That is up 1.8% from the same months in 2025. Small gain. But it is a gain, not a slide.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Lancaster's 1.8% gain is a little below that national pace. Worth knowing, not worth panicking over.
Homes took a median of 64 days to sell. That is two days longer than last year. Not a dramatic shift, but buyers are taking a little more time. More choices on the shelf will do that.
Sellers are still getting close to what they ask
The Real Estate Data Aggregator shows the average sale came in at 98.6% of list price. That number actually ticked up 0.2 points from a year ago. Nationally, Realtor.com reported that 20.8% of listings had a price cut in September, the highest share since October 2022. Lancaster is not immune to that pressure, but 98.6% says most sellers here are pricing close enough that buyers are not walking.
Nearly 1 in 6 homes sold above list price. The Real Estate Data Aggregator counted 17.6% of sales finishing above asking, up 1.5 points from a year ago. That is not every home. But it is not a market that has gone quiet either.
One thing working against buyers right now
Rates are not helping. CNBC reported the average 30-year fixed rate rose to 7.49% as of October 7, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. That is a real number. It sits in every buyer's monthly payment. It slows decisions. It probably explains why the share of homes going under contract within two weeks slipped 2.2 points, to 23%, according to the Real Estate Data Aggregator.
Still, 23% is nearly 1 in 4 homes going under contract in two weeks or less. That is not nothing. The market slowed a little. It did not stop.
New listings kept coming
The Real Estate Data Aggregator counted 338 new listings in ZIP 29720 over the three months ending August 31, 2026. That is up 16.2% from the same period last year. Sellers are listing. Buyers are pending. The two sides are moving together, which is why prices held up.
- More homes for sale in Lancaster, yes.
- But more buyers under contract too.
- Prices edged up 1.8%.
- Sellers are still getting 98.6 cents on the dollar.
- Rates above 7% are slowing some decisions, but 262 homes sold in three months says the market is working.
