Ballantyne has more listings, but buyers are still moving

These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 310 homes for sale in ZIP 28277, up 24.5% from the same period in 2025. That is the fact that changes what you should do if you are thinking about listing.

More homes for sale means your listing has more neighbors. Buyers have real choices now. That is not a disaster, but it is a different game than 2025.

Here is what keeps it from being gloomy. The Real Estate Data Aggregator counted 266 pending sales in the same period, up 1.1% from a year ago. Buyers are still writing offers. They are just pickier about which homes earn one.

Price is doing the heavy lifting

The Real Estate Data Aggregator put the median sale price at $650,000 in ZIP 28277. That is down 3.3% from the same three months in 2025. A small dip, yes. But it tells you buyers are pushing back on prices they think are too high.

I have held a bill I could not quite pay and told myself it would work out. It did not work out. An overpriced listing sits the same way. The market just waits you out.

Homes are still selling close to list. The Real Estate Data Aggregator put the average sale-to-list ratio at 98.9%, down just 0.5 points from a year ago. That is not a collapse. It means well-priced homes are holding their ground.

Speed has slowed, but nearly 4 in 10 still move fast

Median days on market hit 45, which is 10 days longer than a year ago. Think of it like a thermostat that got turned down a notch. The house is still warm, just not as warm.

Still, the Real Estate Data Aggregator found that 41.7% of homes went under contract within two weeks of listing. That is down 6.2 points from a year ago, but it means nearly 4 in 10 homes are moving quickly. The ones that do are priced and presented well.

The national picture adds one more thing to know

Ballantyne's inventory rise is not a local quirk. Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Supply is up everywhere.

Rates are part of the reason buyers are careful. Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is real money on a $650,000 home. Buyers feel it, and they shop accordingly.

Realtor.com also reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. That is the national picture. Ballantyne's 98.9% sale-to-list ratio says this ZIP code is holding up better than many.

What this means if you own a home here

More competition is real. New listings in ZIP 28277 rose 12.7% from a year ago, per the Real Estate Data Aggregator. Buyers have 363 new listings to look at in just three months.

But 22% of homes still sold above list price. That number is down 7.8 points from a year ago. It is smaller than before. It still exists. The homes earning it are not accidents.
