Ballantyne has more choices now, but buyers are still showing up
The Real Estate Data Aggregator counted 310 homes for sale in Ballantyne's ZIP 28277 in the three months ending August 31, 2026. That is up 24.5% from the same months in 2025. More supply means buyers have more to compare, and that changes how a seller has to think about price.
Here is the part that surprised me a little. Even with all that extra supply, the Real Estate Data Aggregator shows 266 pending sales in 28277, up 1.1% from a year before. Buyers did not disappear. They just got pickier. That is not the same thing.
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Ballantyne is moving with that current, not against it.
Price and speed both shifted
The Real Estate Data Aggregator put the median sale price in 28277 at $650,000 for the three months ending August 31, 2026. That is down 3.3% from the same period in 2025. A small dip, not a collapse. But it is real, and a seller who prices as if it is still last year will feel it.
Homes also sat longer. The Real Estate Data Aggregator counted a median of 45 days on market, which is 10 days longer than a year before. I have had listings where those extra 10 days felt like forever. They are not. But they do cost you leverage.
Sellers are still getting close to asking price
The Real Estate Data Aggregator put the average sale-to-list ratio at 98.9% in 28277. That is down 0.5 points from a year ago, but it is still nearly a dollar for every dollar asked. Homes that are priced right are not getting crushed.
About 22% of homes sold above list price in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is down 7.8 points from a year before. So bidding wars are quieter. They are not gone.
Rates are making everyone slower
CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49%. That is a real weight on what a buyer can afford. It slows decisions. It does not stop them, but it explains the 10 extra days on market.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. In Ballantyne, 363 new listings came to market in the three months ending August 31, 2026, up 12.7% from a year before. More listings plus rate pressure equals more competition for the homes that do sell.
Still, 41.7% of homes in 28277 went under contract within two weeks of listing. That is down 6.2 points from a year before. But nearly 4 in 10 homes moving that fast is not a slow market. It is a market that has a speed limit now.
- Ballantyne has more homes, slower sales, and a price that dipped 3.3%.
- Buyers are still showing up, 266 pending sales says so.
- The homes that sell are priced for today, not last year.
One more thing worth saying. These are ZIP code numbers. One street can read very differently from the whole 28277 picture. If you want to know where your block sits inside these numbers, send me your address.
